1) How much do you charge per square (100 square feet)?
At Ace Roofing we believe in providing our clientele with guaranteed pricing. Once we have established and presented pricing for a particular project, the numbers do not change. Every roof has unique and specific requirements in regards to materials and labour. For example, the pricing for a walkable low pitch roof with no hips, valleys, or skylights will be substantially lower than a complicated high pitch roof requiring various flashings and the use of roof jacks, even if the two roofs have the same surface area. The difference in the complexities of roofs determine the amount of time necessary to complete the project and the associated material costs. Providing a per square price for our clients would cause uncertainty with labor and material pricing which, in the end, would be passed onto clients.
2) What determines the price of a roof?
As previously mentioned, the price of a roof is determined by four critical factors: roof size, roof pitch, roof complexity, and material requirements and preferences. Clearly, the larger the surface area and the higher the complexity of the roof, the longer it takes to complete and the more materials are required for installation. Apart from the obvious expenses of roofing materials and supplies, one must also consider the labor requirements associated with the installation of the roof. This is where roof complexity becomes a factor. For instance, a steeper roof pitch would make the roof unwalkable and therefore the use of roof jacks would be required. The setup of roof jacks is a time consuming task in addition to the fact that working from roof jacks is a slow and arduous process. Furthermore, a pitch steeper than 7/12 does not allow for preloading of the roof. This means that instead of having the shingles hoisted onto the roof using a crane the shingles and accompanying materials must be carried up the roof by hand using ladders. Finally, the complexity of the roof determines the requirement for necessary materials. Features such as gables, valleys, hips, skylights, chimneys, and so on involve installation of flashing and other materials. Aside from the requirement for these necessary additional materials, there is also the added time in labor necessary for proper installation.
3) Which shingles do you recommend?
Ace Roofing has extensive experience working with many brands of shingles including Malarkey, IKO, Owens Corning, Certainteed, Timberline, Elk, Pabco, BP, and more. As most roofers, we have formed preferences for certain shingle brands and other materials, as we have truly come to appreciate relevant qualities in shingles, venting products, and flashing. Our estimates generally include quotes on several brands of shingle and possibly so additional options(See the materials section of our website for more information on different products). Although we are willing to work with almost any products which clients may have a preference for, we consistently maintain certain material and product standard for the reason that Ace Roofing supplies not only quality workmanship, but also a labor warranty on our workmanship. Therefore, it is in our best interest to produce quality work using the best possible products for the task at hand. More importantly, it is in the best interest of the home owner to have his or her roof installed using quality products which have passed our checklist of requirments.
4) Why does Ace Roofing refuse to provide clients with rough estimates or over the phone estimates?
In our experience it is problematic to provide clients with a general idea of what it would cost to do their roof. Conversations are construed as quoted pricing which is not the case as it is nearly impossible to provide an accurate estimate without having looked at the roof or at least professional plans for the construction of the roof. Additionally, clients with little or no experience in the roofing industry tend to neglect many critical aspects of the estimate process which also makes accuracy unattainable. As mentioned, Ace Roofing guarantees the pricing of estimates once they are presented to the customer; uninformed rough estimates essentially result in price fluctuations which are negative for both the client and Ace Roofing. 5) What kind of warranty do you offer?
We at Ace Roofing take pride in our work and therefore we stand by our workmanship. We offer excellent personalized customer service and a guaranteed 5 year labor warranty on all work done by Ace Roofing. We are always willing to answer questions and concerns for all customers new and old. As for material warranty, the duration and limitations of the product warranties are specific to each brand of shingle and are left for the consideration of the client.
6) Can you provide an estimate on a home to be built?
We can certainly provide an estimate on a home to be built. The requirements for this process are clear professional engineers home builders plans with clearly labeled dimensions. We are able to provide estimates called ‘take offs’ if professional building plans are supplied to us for a minimum of 24 hours. Take offs generally take longer to complete because the measurements and supplementary material requirements demand greater scrutiny than an estimate based on an already existing roof. If you are building a new home please keep in mind that it is the clients responsibility to supply on-site electricity, unless prior arrangments have been made. We can supply a generator at an added cost.
7) Do you do metal or tile roofs?
Ace Roofing does not do metal or tile roof installations. Being a relatively small company, it makes sense for us to specialize in one particular type of roofing as opposed to spreading our resources out to accommodate a wider range of clientele. We are extremely proficient at what we do. We excel at the installation of asphalt/laminate shingle roofs. We do new construction asphalt/laminate and re-roof old asphalt/laminate roofs. In addition to this, we specialize in the conversion of roofs from shake, metal, and tile to asphalt/laminate shingle roofs (including the tear off and re-sheeting of roofs). We believe that our dedication to one particular type of roofing has honed our skill which gives us the capability to provide our clientele with truly superior workmanship.
